How does the ownership work?
In Mozambique, property is held under a leasehold system known as a DUAT (Right of Use and Benefit of Land). This provides perpetual usage rights that function much like ownership, allowing you to build, sell, and transfer your property freely.
How does the rental pool work?
Owners can opt into our rental pool program, which allows their property to be rented out when not in use. Our team manages everything, from marketing and guest bookings to check-ins, cleaning, and maintenance, ensuring a seamless experience for both owners and guests. Income is shared on a 50/50 basis between the owner and our management team.
How does the ownership work?
Yes. While the standard design is a 2-bedroom home, we offer a 4-bedroom option as an add-on to the existing design. Our development team already has a complete plan for this layout and can guide you through the process and costing.
Is there Grid Electricity?
No. The development is currently off-grid, so standard municipal electricity from Electricidade de Moçambique (EDM) isn’t available. Each unit comes with a Sunsynk 6 kVA inverter and 2 × 5 kVA modular batteries for solar power. We recommend using gas fridges and appliances for everyday needs. There’s also an option to upgrade to a larger solar system for additional power, and generators may be used only in the designated generator area on site.
How is the fishing?
Fishing at Techobanine is nothing short of spectacular. The pristine coastline and crystal-clear waters make it a paradise for anglers of all kinds. The camp provides a dedicated launching site, giving you easy access for boat fishing in deeper waters, where you can target a variety of larger game fish. For those who prefer a more hands-on experience, the area is perfect for spear fishing, with vibrant reefs teeming with marine life. You can also enjoy shore fishing along the untouched beaches, offering a peaceful and scenic way to connect with the ocean. Can I launch my boat?
Yes. The camp provides a dedicated boat launching site, giving owners and guests easy access to the water. Whether you’re going boat fishing, exploring the coastline, or enjoying leisure trips on the sea, the launching area is designed for convenient and safe access.
What is the expected completion date?
Coral Bay is a plot-and-plan development, so timelines vary depending on your position in the queue. Our experienced team of builders works efficiently to ensure high-quality construction, and we provide regular, transparent updates so you always know exactly where your unit is in the process. Will there be a clubhouse?
Yes. A clubhouse is planned at Coconuts North, featuring a bar and restaurant with stunning ocean views. Owners, along with their friends and family, are more than welcome to enjoy the clubhouse and its facilities once completed.
